@E.S. Burrell. I’ve been self employed since 2006, and buy my own insurance, it’s really expensive but at least I have the basics covered. There are some “faith based” groups that do a sort of health insurance group If you are into that- you’ll have to google that a little, i can’t for the life of me remember what they are actually called. I have a high deductible and my insurance is pretty much catastrophic, I feel ok with that because I have a good emergency savings and a health savings account. I just bought delta dental insurance, which was like $550 a year, and well worth it because my teeth have history and that stuff is expensive!!

@Deanna Ulino usually your agent will refer you to 3-4 good ones? Pm me for a list.

I read that it is a conflict of interest to take referrals from your agent?  I will PM you- thanks :)

Hi @Deanna Ulino! You want to make sure the inspector is comfortable and familiar with the type of property you are having inspected like size, age, and construction. If there is anything you have particular concerns about bring them up ahead of time so they can pay particular attention. Like hiring anyone else I suggest asking for references. Note: this year there was a change in regards to evidence of termites and treatment so if at all possible you will want get proof of treatment from the current owner and give it to the inspector before the inspection. I hope this helps.

Thank you, it does help! Is it common to regularly treat for termites?

Hi!! I am a first time home buyer, and buying a rental property in Louisville KY from out of state.

How do I go about finding a home inspector? What do I look for- should I ask any specific questions when interviewing?

Thanks for the help!
