@Ondrej Gargula I am also looking at adding property management to my business in 2019. Maybe we could ask some specific questions? Of course, all investors want to maximize the cash flow in the property so, fees etc are an important factor. That being said, if they want specific services, what are they willing to pay for it?

1. What specific services do you expect from a PM? Of course, aside from the standard tenant placement, rent collections, repair management, those are a given (right?). 

2, What does your PM currently do for you that you appreciate?

3. What does your PM NOT do for you that you wish they did?

4. What are the three most important services your PM provides for you and what fee do you pay for that level of service?

Does anyone have experience with Level 4 Funding for hard money in California? I am looking for a lender for my fix and flips that lend in CA. I would love recommendations as well. 

Last question: How do you vet these companies? I am so skeptical.  Thanks!

HI all,

I recently moved back to Sacramento after a couple of years in the San Antonio, TX area. I learned and practiced whole sale and fix/flip while I was there and would love to get going here as well. My initial question: Are any or many Sac area investors licensed in real estate? If so, what brokerage would you say is the most friendly to an investor/agent? I like when my broker speaks the same language.

The market definitely slows but there are less sellers with houses on the market leaving less competition. We usually list with the idea that it may not sell until January but if a buyer is ready to buy, better to have the house ready to go.

Hi Angela,

I am an investor and an agent in the Greater San Antonio area. While the MLS may have a few deals, I have had to find my deals through my own marketing efforts. There are lots of wholesalers in the area (good and bad) that have great off market deals to offer. My investing includes wholesaling and rehabbing among other strategies.
