@Silvia Funez

Short answer - no, process is not the same.  Lots of bureaucracy and red tape.  Lawyer/notario is required for all legal transactions and deeds.  Nothing is digitized.

Best bet is to get with a reputable real estate agent.  Vet them carefully since there are lots of unscrupulous people who like to take advantage of "gringos"

I'm trying to find a good lawyer (ie, honest) since I'm trying to take title of my parents former home but has to go thru probate court.  Has been nightmare so far, lol.

Hi Roberto,

am in the process of (trying) to take title to my parents former home in Bayamon, PR so I can flip it for long term rental.  Would appreciate any recommendations for lawyer/notario to draw up probate docs?  Thanks!

I would 2nd Homesmart - no office fees and you can just pick Plan A which is just $75/qtr.  You only pay them a fee when you close a transaction, which is very reasonable.

My brokerage only charges a flat fee per transaction.  So yes, you can specify in the purchase contract that you will be owner/agent and have your commission applied towards closing costs or reduction in price.

Same thing when you list it for sale - forgo the commission since you are owner/agent.

Hahaha ... now that the 'easy/good deal' days are over, it gets harder and harder to find good properties and below market prices.  Most of the stuff you see are old, dilapidated, and in the wrong part of town. :-)

My first flip wasn't really intended as a flip.  Purchased a 2 bdrm condo in a MidCentury Modern hi-rise that I intended to live there myself.  Got a private money loan for the purchase price, then used my own funds for the remodel.  It was a nighmare!  Among other things, I went thru 2 different contractors - the 2nd one said they could have it done in 3-4 weeks; 14 weeks later it was still not finished so had to fire them also and get someone to fix all the things they done sub-par work on, and finish the last few items.  Since I went over budget, I have it on the market now so I can pay back the loan and re-coup the money I put into it.  I work a regular, full time job and trying to do this remodel off-hands was draining me, lol.

Hopefully it'll sell soon!

I normally stay away from 7mm which screams "cheap" to me. 12mm is usually better quality and not that much more. Find one you like and then check prices at Fast Floors.com. They carry a large selection online.
