Hi Jerrell, I utilize Biggerpockets and the local REIAs... they give me great information and a bigger network. However, I would recommend taking a look at Renatus again if you declined. I have watched many of the classes and they have helped me tremendously build confidence to go out and find deals, which I have done. I also moved from San Diego to Western Washington and it was a breeze to plug in to the new Renatus community here. All the information I ever need to learn how to do (up to date) real estate investing and MORE is all in one place. I would have spent thousands of $$ on a guru by now if I didn't find Renatus first. If one is serious about investing real estate, they are more or less going to shell out money at some point. Renatus is the biggest bang for my buck based on my experience. Best of luck to you!

I've been marketing up here in Island County, Washington outside Seattle. I send letters to lots of Non-Owner occupied folks through driving for dollars and I find plenty of distressed homes vacant. Problem is, there are a few where the home owner is supposed to be living there. The only thing I can do is send a letter to the address and hope someone picks up the mail. 

What is a good note to send? I was thinking along the lines of:

"Dear Blank,

I was in the neighborhood and I saw your house at (address). I am looking for houses like yours and would like to buy it.

Please call me at xxx-xxx-xxxx as soon as you can.

Talk Soon,

(Signature)

(email)

PS It'd be great to hear from you even if you don't want to sell right now."

Does anyone have a tip on making it better? I want to keep it as simple as possible without sounding intrusive. If this note works just fine please let me know. I value your opinion.

P.S. I am mainly a wholesaler. I'm always looking for buyers anywhere, (In Whatcom, Snohomish, King County, Pierce counties or anywhere) interested in investing in a growing military community like Oak Harbor.

Good Afternoon BiggerPockets!

I have been working with a proven mentor in San Diego, CA door knocking Homeowners in Pre-Foreclosure and Auction and will be moving to Oak Harbor, WA a month from today due to military obligations. I want to continue focusing on this niche though the laws regarding foreclosure process vary between the 2 states. Is there somebody on BiggerPockets that knows someone in Seattle or elsewhere in Kings County (North Seattle area preferably), Snohomish (Everett, Marysville, Lynnwood, Monroe), Skagit (Mt. Vernon, Anacortes, Burlington), and anywhere near Island County (Oak Harbor, Whidbey Island) who specializes in targeting those in the Pre-Foreclosure and Auction Stages and has had success? I would be privileged to speak and learn from someone who has wholesaled, fix and flipped, or buy and hold these properties. It could be from Cash for keys, Short Sale, Subject-To, or any other creative acquisition. 

I am a grinder, and have much to prove. I sound like every Newb here on BiggerPockets but I'm dead serious about taking what I've been learning to the next level. I want to continue work immediately once I get to Washington State. Any referral is appreciated.

As I build my Wholesale business in San Diego area, I have interviewed quite a few Title Officers with little knowledge of this particular escrow process. Does anyone know an excellent and  knowledgeable Title Officer who works in the San Diego area and is familiar with Wholesale transactions? Thank you.
