Diversify as much as you can with your passive investments and only go with highly vetted people that you understand and know very well. If you aren't currently working you should consider using your Roth IRA. I would find passive syndications/funds (that are in places you know very well) to invest into with any retirement accounts (pre-tax) and do back-door conversions to the Roth to start earning everything tax-free for the rest of your life. There are a lot of options out there, but be careful as these are high-risk investments - some are safer than others. It is important to know the risks and it is great that you have some CRE underwriting knowledge.

Hey Sargis! That is amazing that your interest started so early in life! It made me wonder what you are doing to fill your time now. Are you still in school, are you working? If so what subjects are you studying and/or what is your job? I started going to college around your age and got a job in a real estate law firm. It gave me light years of investment and real estate knowledge. I think working on your mindset as an investor is also very helpful to start as soon as possible. Tony Robbins is great for motivation and then find podcasts with all kinds of advice. I work with investors every day for my job now, this is what I wanted to do since I left the law firm and it has been great. I have the ability to talk to or "shadow" investors for more than a day. Real estate isn't a get-rich-quick option, it is a long game, and your perspective of what "rich" is changes. You have your whole life ahead of you so value your time as a young person and start building relationships that will take you where you want to be. It looks like you are off to a great start!

Have you considered an open-ended real estate fund that offers predictable and stable income with a diversified portfolio of investments? This allows you to compound your investment distributions by reinvesting and allows you to redeem if you find something better.

I started working on my mindset around age 17/18 and started working as a real estate paralegal by age 19. I bought my first house at 20 years old and got my real estate license. I have since graduated to the passive commercial real estate investing side about 7 years ago. Overall, it has been over 15 years now and I still find it exciting every step of the way.

If you consider the foundation of all investments it leads back to real estate. Precious metals, oil & gas, and really any commodity or service all need some form of real estate infrastructure.
