Hi Lynn, 

I believe you were speaking to my boss,  @Colin Smith this morning about Property Management. I'd like to offer my opinion on the rental income potential for this property. In looking at the current available rental properties, I would estimate your 3 bedroom, 2.5 bath (1500 sq ft finished) at an average list price closer to the $1600-$1650/mo mark. I have a 4 bedroom 2400 sq ft home currently renting in the area for $1800/mo. We use a pre-certification application that all potential renters are required to complete before we schedule anything. This gives us general information to be able to make a preliminary determination on their qualifications before the showing appointment and it requires that potential renters invest at least some time in the pursuit of the home by completing the application before seeing it. Only the most qualified are approved for showings which does cut down on no shows and cancellations. The initial application is free and they pay for the credit/background screenings once they view the home.  I always confirm appointments beforehand and if no confirmation received, no appointment to see the property.

I believe your tenant would pay you as she normally does, not through the rent reporting company and you would be contacted each month by the reporting company to confirm that rent was paid in a timely manner and then they would report to the credit agency. Hope this helps!

Hello! I'm a new member to Bigger Pockets and am looking forward to connecting with other Real Estate Professionals and learning about new topics. I recently relocated from Houston, Texas and now embracing exciting new opportunities in the Colorado Springs area. 

January 2018, I began my new job here in Colorado Springs as the Property Manager for Solid Rock Realty and I handle Management Operations for all of our Rental Homes. I work one on one with homeowners and tenants on a daily basis. My goal is to increase our Management Portfolio and help our existing Owners increase additional wealth by freeing up their time with current tenants and allowing them time to consider other investment opportunities. 

Since obtaining my license in 2015, I’ve worked full time as a Real Estate and Leasing Agent and have been in the position of Director of Inside Sales with Renters Warehouse Houston, one of the top Residential Property Management Companies in Texas. I've earned multiple awards for top performance and productivity while being a part of many awards for the Franchise from Corporate, Local Business Leaders and the BBB. I look forward to bringing my knowledge and expertise to my new team here in the Springs.

I enjoy spending time with my family and grandchildren as well as being deeply interested in Genealogy. During my down time, I also enjoy photography, crocheting and TV bingeing. Now that I live in amazing Colorado, I am excited to see what new adventures being outdoors will bring!
