@Pete Perez become extremely creative!! Use your credit to get Business Lines of Credit. Use other peoples credit to do the same. 

Most lenders will fund a deal 85 to 90%. You need to come up with the other 15% and have it in Credit or Cash. Youll need to pay for some of your rehab, Closing Cost, Holding Cost, and Transfer Taxes and also be able to pay your Lender monthly interest payments. 

Just get real creative...The deal can be done if its a good deal. Trust me!
