Next time you meet the BPO agent out at the home point out all the NEGATIVE items and see what you can find and show them. While they are there you are selling them. Right now if this is a Freddie Mac loan there stock is .80 a share.

TIME AND CIRCUMSTANCES.

Move on to the next deal and what this one. I think you are still going in to high. You should have been able to convince the BPO to come in at 60k and then make a offer from there, but that is just my thinking. We have all power in our hand and at our control we have to use it.

Great thread when you take out the fact that some still carry there feelings about race on there shoulders. I happen to agree that we are in a worst state in our lifes and if we come out we will have done some major damage to the generations to come. But, for all of you who read and there are many of you the Bible says that these days would come and HERE THEY ARE.

Also, the Bible says that the poor you shall have amongst you always. Well it is not necessarily talking about money. It is talking about our state of mind. See when you talk about race and Good Ol Boy you have a poor state of mine and this is what we need to over come to be a nation of one.

If I cut any race of human they will only bleed one color and that is red. Every president is to blame for mistakes and neglect.

He who is without sin or wrong let him cast the first stone.

You will never get to where you are going looking in the rear view mirror. Move forward and reach out and help someone.

I deal with a lot of out of state investors and what I will say is that you can find really good rental properties in this area, but I would not spend what you are talking about spending. It is to risky to get the rent needed for you to CASH FLOW. I will help you send me a PM and I will send you a list to start looking at. I only invest for CASH FLOW. Not interested in anything else because as you can see appreciation in todays market represents depreciation.

I am not a closet flipper, but if that is what you want to label me then that's okay to.

The difference between a wholesaler and a flipper is that you actually have to purchase the property that you are trying to flip. I just assign my contract for a higher fee than my original agreement with the seller.

You say that you deal with higher priced home to me that is a waste of time and money especially in todays market. You go and purchase a home for 200k that is supposedly worth $350 by the time you finish the renovations several have come on the market that can be purchased for cheaper than yours.

The truth to the matter the flippers are the ones that created all of this MESS. Now many of them are stuck with properties that they never had any intentions of maintaining.

I agree with Chris, if you can get away with having a home business then you are fine. But, if you deal with rentals and lease options and subject to's like I do, then you need a SEPARATE office and heres why. They will now come and see where you file these documents that have clients social security numbers and valuable info. You must have a separate part of your home to store this sensitive info.

Also, if you do meet with clients I do not know about you, but I have found it to be valuable to have clients meet me at my office which is not my home. I guess from a business perspective that makes sense.

Dave I don't care where you live. I can come to your area and find a MOTIVATED SELLER. You are young and maybe a little bit more understanding, but the market is what it is.

You are to evaluate properties the same no matter where you live. Jim said it and so did Mike. I can find deals in areas that seem like there is no way. You have to find the MOTIVATED SELLERS. If they are not motivated then move on.

Listen at what you said the property has had no offers in a yr. If it is such a GREAT DEAL or even a GOOD DEAL why have you not had any takers in your AREA. The reason is the SELLER is not MOTIVATED and this is NOT A DEAL that I would do.

Yes, NY Invest

Many deals are getting done. It is all about how you positioned yourself. Those that like apartments, SFH, duplexes or Nice expensive homes. I like the lower end, but still in nice working class neighborhoods.

Flipping to me was and should not be a part of your real estate portfolio. You make money when you buy, not when you sell.

Just ask all the investors in Cali, Vegas, AZ, FL, and other prominent locations for the famed FLIP THIS HOUSE. Where are they now. See it is hard to FLIP when you can buy and hold like it should be for the long haul.

This is why the economy is messed up right now because everyone wants to make a FAST buck instead of a SLOW .50 Cents.

Well that is my take on this. Oh by the way I did purchase two homes in the Detroit area where I am from and wholesaled another all last week. So hopefully that counts for something. If not it does for me.
