I called a title company about the need to register as a foriegn entity and they said if it was a one time deal I wouldn't have to worry about it, but since it will probably be a rental for a couple of years, I guess I will. Thanks

On vacation in Tennessee at a property I inherited. Property down street looks like great deal. Would like to make offer. I have a PA LLC ( my husband and myself)but don't have LLC checkbook with me. Can I make offer with LLC name but use personal check for earnest money or should I make offer in my name and just change paperwork afterwards? Also are sellers hesitant about signing up for owner financing with new LLC as vs individual ( no LLC credit yet)? I was going to have property held in land trust. Just starting out and this is the missing piece..ie do sellers like to deal more with people or companies?

Purchased a property in Detroit Metro area 11/11 for 52K cash, put 10K in and have been renting since 12/11. Its currently worth about 72K. I would like to continue renting but I need cash to grow my business. I have contacted some local banks but being told its not possible for 2 reasons ( cash out less than 50K) and I can't finance conventionally because I just went through a personal short sale. Is there a way for me to get about 40K out of this property without selling? Any advice is appreciated.

The main value I could possibly see which is key to the process ie getting the homeowner to sign over the deed while holding the financing their name is based on access to his website that includes seller testimonials ie he says this will build up your credibility. New to this business. Looking for feedback on this process and does this type of "credibility " actually work? Would something like this be worth $797.

Have been a situational investor ( purchased 7 personal residences, inherited a house, and purchased a rental for all the wrong reasons) for the last 28 years. Started as an Industrial Engineer with an MBA until a down Detroit market and family obligations forced a 10 yr hiatus and a move to the Pittsburgh area. Trying to start a new chapter in life. We already give too much to the tax man so I thought I would turn a passion ( can you ever get enough of HGTV?) into a profession. Currently trying to work through the details of starting a renter/rehab-flip business without the benefit of stellar credit ( can you say Detroit market = short sale?). Looking for good local real estate attorney to help finalize corporate entities so I can get started. In meantime trying to find a rehab project in Metro DC area for oldest daughter recently graduated. Can anyone help?
