Post: Checkbook LLC Operating Agreement Importance

Hello all,

I am looking to create a checkbook LLC to start investing in tax deed auctions within my Self Directed Roth IRA.
*I understand whatever advice given will not constitute as legal advice and, consultation with an attorney will always be recommended over sourcing information over the internet;*
however just wanted to gather some basic information from persons without vested interests before I consult with my attorney.  

Do any of you with SDIRAs utilize Checkbook LLCs without operating agreements?
Is it even necessary to have an operating agreement drafted for the checkbook LLC if its only purpose is to write checks?  
What are some worst case scenarios that could happen if an Operating Agreement is not used?
Any good leads on online Checkbook LLC operating agreement templates I could have my attorney fine tune if need be?

Hey Bob,

I can speak for Allentown the West-end is the most desirable place in Allentown.  If I were to avoid any areas, I'd say stay away from Center City.  
Center City being East of 10th St, West of 1st st, South of Tilghman Street and North of Hamilton.  Hope this helps!

Post: Should I have my Attorney or CPA make my LLC?

I know I can make my own LLC for significantly less than either, but I'd rather leave it to the professionals.
My Attorney charges more to make the LLC and another hefty fee to transfer the title from my own name into the LLC.  Do I necessarily need him to do this part?  My mortgage company wants me to wait another 6 months to do it but he says he can do it now.  Does it make a difference if my Attorney or CPA makes it?

Also a bit off topic but does anyone have any real estate attorney recommendations for Philadelphia?  Thank you.

Post: Red flags if multiple neighboring homes go on the market at once?

3 homes on the same block, 2 of which are neighboring have gone on the market in my farm area within 2 weeks of each other.  They are priced moderately based on comparable.  I personally find this a bit suspicious but still plan to get eyes on them this weekend.  What could be something to induce this aside from just chance?  Anything in particular I should pay a bit extra attention to?  Anyone had similar experiences to this?  Thanks.

Hello all,

I am raising capital to make my first purchase in the holiday season of 2021 with the goal of flipping single family homes and working my way up to multi family units.  During this time I am soaking up as much knowledge as I can, reading books, listening to podcasts, browsing the BP forum ect.

In an effort to use my time in the most efficient way possible, I would like to get some hands on experience and work for someone as boots on the ground.  This is to not only see the process unfold firsthand and apply my knowledge turning it into experience, but to also to network and gain contacts.  I live in the San Francisco East Bay Area (94541).

I browse the BP job listings frequently, posted an add to craigslist, and have made a post on Reddit as well.  Where else can I get post/look to get connected with other remote investors or what are some other ways I can go about finding one?
