Will they both be on the lease and paying the rent together? If so then yes they both need to have fair to good credit scores and they both need to make 4 times the rent. Contact me for any more additional questions that you have.

Gilbert,

I have done fix and flips quite frequently for single family homes in the past but the market is much better for Repositioning Apartments as long as you invest in the proper emerging market. Inbox me for more info.

When you are looking to hold an apartment complex with no money down you want to bring on a private lender to put the down payment down for the property. Because of them doing that they most likely want to split the cash flow and equity in the property if there is any and when you give them those perks they will pay you an acquisition fee of 3%-5% of the total purchase price of the Apartment Complex at closing!

For Example:

Purchase Price: $5,000,000

Down Payment (paid by private lender): $1,000,000

Acquisition Fee paid to YOU: $150,000 - $250,000
