Sounds pretty good. Have you looked at the capital expenses and when they'll hit like the roof and hvac? If they have 2 years left that's a lot different than 10. What other expenses did you include to get to the 220 a month? Any plugs for repairs, do you have to pay utilities etc.

Bachelors in accounting and masters in MIS. Accounting helps me keep my own books which is very useful.

@Jon-Michael Clark Char Glidden with Coldwell in Abilene has helped me get nice investment properties in the past. 

@Daniel Musquiz I saw on the news there's an 18M project for a technical college by the airport which will certainly bring more people to town and help out.

I've opted for no sprinklers and the tenants have done well taking care of the yard. To me it's just another item to maintain and for them to break. The one at my house has a broken head every now and then and I'm being careful. Just not worth the hassle.

Looks pretty good. I'd calculate the returns with it financed at 75% and make sure that works to as I refinance to get my cash out and do it again.

I think people want the lower payment requirement with the ability to make extra payments as they're able to reduce the length of the loan on a 30 yr. If disaster strikes and you have to make major repairs you wont have the option of lowering your payment if you're locked in at 15 yr.

Do you have plans to extend past the 2 duplexes you're getting soon? I have 4 doors and am happy managing things with excel tracking for now to save on software costs. Once I grow I'll def. get a system but I just don't find it necessary yet.
