Have you considered STR strategy instead of LTR? Seattle area is one of the strongest STR areas in the world (Airbnb), and you don't have to deal with the difficulties of being a landlord.

David, i have helped done people in Lakeland but even still a traditional Brrrr is still very challenging with prices unless you are able to buy the property off market.
