That's exactly what i was thinking in regards to double closing by using two different title companies. When you say buy it in my name, would I be able to use my companies name instead?

Also, if I read correctly, are you saying use Custom Closing for my second closing?

Can HUD homes be wholesaled using a simo-closing and with a cash buyer. Thanks in advance for your responses....

Domania.com is also a good source of information. Although it does not give an estimate of what the property is worth, it's a good source of info of what recently sold in the vacinity.

If Randle has a end-buyer using hard money financing while using the double-close technique; what will happen when the hard money lender pulls title and does not see Randle or his company on the title? Is this a valid concern when the PA has been arranged with Randle and the end-buyer?

Anyone can answer. What is the minimum dollar that a company will lend for flash or transactional funding? I have smaller deals (5-15k).

Thanks for the information Eric. Question.......relatively new to wholesaling and excited about this new avenue for my company. I currently have several cash buyers in place for some fsbos in Detroit. What stategy would you use from the exit strategy list saying that the properties that i have are under ten thousand? Just trying to make a quick nickel instead of a slow dime. I was thinking a double closing but dont want to get bombarded with closing costs, since I'm not marking the price up significantly to the end-buyer.

Also, I have cash buyers but I intend on using the HUD assignment strategy. What pitfalls are there when using this strategy that'll keep me from bumping my head? Will the agents and banks have issue with me structuring the deal this way? Thanks in advance for you advice.
