@CJ Witmer done, thanks!  Great question. We used to include all expenses such as vacancy and Cap Ex, but I found that it actually confused new investors and they we adding it back in to our own numbers. Lol. 

So we include all house expenses such as utilities, insurance, taxes, and we DO include a 6% property management fee (6% pf monthly rent), which is what our local company charges.
