My opinion is that some people have the ability to easily start a conversation with someone over the phone and have a (silver tongue) tact to but them at ease to allow for an open discussion.

Others (myself) have the ability through body language, documentation, and resources (buyers) to illustrate to someone how I can help them and put them at ease for an open discussion.

So you should know if you are best negotiating over the phone or by meeting in person with someone who needs you help and sell your plan to solve their problem through a painful time.

Not sure if you are talking local to Orlando, FL but Minna is right the best place to find the most accurate and up to date foreclosure listing is at the clerks office.

Depending on where you are looking it may be the county clerk or city clerks office.

For Ketchup you can use cool water and the spray bottle of oxy clean works pretty good. Haven't used oxy clean a lot so you may want to test the item in an inconspicuous place prior to cleaning.
