Hello all, About 30 days ago I got a foreclosure under contract via an auction. However today our attorney discovered when pulling the deed/title info that the trustees have filed a Motion to vacate dismissal on March 18th and Supplement to that on May 20th, and this wasn't even entered into court documents until this week. Is anyone familiar with this and the process, specifically if it is lengthy?

Hello all,

My name is Darren and I reside in Baltimore. I am looking to relocate my family to the greater Charleston area in the next 12-16 months, as we have vacationed here multiple times and has always been a dream of ours. My question is threefold, 1. Which neighborhoods would you recommend to live in (good schools and reasonable beach proximity are preferences), 2. Areas of Charleston to Invest (fix-n-flip and/or buy/hold) 3. If anyone is looking to potentially create a JV or partnership of sorts so I may become acclimated?

Mt pleasant currently is at the top of the list, but if there are any good recommendations on the 'west side' of the city I am all ears. Thanks in advance!

Hello all,

First time caller long time listener. Just got a home under contract in Baltimore County and first time using a HML. I've done some shopping around and am currently working with a lender with terms of 4 pts and 14%- 12 months max. I do believe there is a value add in working with a local lender whom is knowledgeable of the area (as Baltimore neighborhoods can be eclectic), however was wondering if those terms are reasonable. Also, btw I am putting 10% down and covering anything over 65% AVR. I have more funds available to put towards a DP and rehab costs just want to maximize my total leverage while reducing overhead costs.
