Hi All 

Thanks for the input. I talked to my agent and he said that I actually own the part strip, but the city has an easement to be able to access the park strip for utilities such as water and sewer. 

The water lines to do cross my property. 

Part of the problem is that both properties used to be owned by the same person and they only had one line ran. 

I have talked to the city utility manager and he said that the house next to my property needs to have a line run. He also made it sound like the city would not be paying anything for it. 

I'm trying to set up a meeting with the city and the other property owner so that we can all be on the same page as far as what needs to be done and who is responsible to do it.

Hi All, 

Just wondering if anyone else has ran into this problem or how you would handle it. 

About 3 weeks ago I purchased a vacant lot on main street in a small rural Utah town. As part of the sellers disclosures they said there was city water hookups at front of the property. I checked and sure enough there is a water meter there, so I decide to purchase. I went to the city to see what permits I need to build a build and hook up the water to the meter. The city informed me that the house to the west of my property is hooked up to my meter. 

I asked what I need to do to get them unhooked so I can hook up and they told me they aren't going to unhook the water from the neighboring house. I talked to the seller and he said you should have water there, the city is looking into it further, but last they told me the line was servicing my property and another line would have to be put in to service the house. Another fun fact the city water main is on the other side of main street which also happens to be a state highway, to get water across and hooked up it will be somewhere in the neighborhood of $15-$20K which wasn't in my budget. 

Part wants to tell the neighbor you have to unhook and deal with getting water, but the city won't give me any sort of documents stating that I have a right to that line. Part of me wants to go to the seller and say you need to deal with this as the property was purchased with the understanding of having water. 

Just not sure what to do. Thanks in advance for your help.

It means percolation and it is a test they do to see if the water will drain enough to put in a septic tank to build a house. If it does not perk it means you can't build on it. Seth Williams might have some more info for you on this.

@Seth Williams

If you cannot readily access the properties they are probably going to be more headache then they are worth. I would do a little more research as to who owns the other properties within the subdivision and see if there are any plans to develop the infrastructure that has already been approved. If there is not and you cannot access the properties they really aren't very usable and with smaller number of buyers for vaccant land (compared to SFR) it would probably be difficult to find a buyer quickly. But if you can get them for a few hundred bucks they might be good land banking properties if they are near the beach. Just my opinion.

There are a lot of great analysis tools in the resources tab. If you are not making a profit it might be because you are paying to much for your properties. It has been said on here many times, you make your money when you buy not when sell.

I know there are a lot the Salt Lake and Utah County areas. Additionally if you search for Logan in the search box it should pull up members you live there.

Seth Williams might have some good ideas for you. In his podcast 39 he mentions selling vacant land with seller financing to get cash flow
