Thanks for the tips, I think I agree. I feel pretty strong about putting our picture on the board I think it gives a much better message of small town approachability instead of an unknown company.

Hi Jennifer, I live in Covington, IN which is only 15 min from Danville, IL. I am a Deputy Sheriff in Fountain County and invest in rentals and flips in the Covington area. Danville like you said is currently depressed, you can pick up houses for 5-10k that rent but with many headaches and problems. A lot of people are moving from Danville over to Covington area because of the crime. Covington has very low crime rate, good schools, great rental market ( shortage as of now), and steady appreciation. If you would like any info give me a shout.

Hi everyone, I like a lot of people signed up a few months ago but never posted a new member post. My name is Dustin Bowling and I'm a local Sheriff Deputy in Covington Indiana and for the last 10 years I have been buying, flipping, and holding. My past strategy was to flip 2 or 3 houses a year and pick up a rental or 2 every year. My current portfolio is 15 units for rentals and currently in the process of 2 flips. I am trying to take my business to the next level and eventually turn investing into full time. This site has been a Godsend over the last couple of months I can't get enough info. Just got a new I-phone and the podcast are amazing, I listened to every old episode while working on my current flip. Would love to get in touch with local investors in the area and exchange ideas as to what is working locally. The free information on this site is priceless and I will be a lifelong follower.

Thanks Michael, sorry I'm a little new what do you mean by a trailer. Also looked at your site and love the new color postcards. I will be starting a postcard campaign in the next couple of months, are you able to custom make postcards? Would be interested in a cards with we buy houses on the front and other services on the back. Also with this being a small town do you think it would be a good idea for a small picture of me and my wife on the cards, I'm thinking more of a personal touch because of reputation and familiarity of us by word of mouth? I'm a local deputy sheriff and the town size is around 3,000 and we are the only flippers in town. We've built a good reputation over the years with 15 or so flips while only using word of mouth advertising. I am trying to step it up at the beginning of the year and go from flipping 3 or 4 a year to 10-20. I have the rehab team in place and wondering what your thoughts would be on a marketing campaign. So far there are no other major rehab outfits, no bandit signs, no mailings, basically an untapped market. My bread and butter are smaller 3 bed 2 bath homes buying for 40-50 putting 25-40 into and selling for 120,00.

Also could you elaborate on whether you think a sign offering so many services would be to wordy and leave the consumer without a definite message. Thanks for the response

Hi everyone, I am a flipper in a small town in central Indiana. I own 15 or so rentals and am fortunate to own a house on the main highway coming into town from both sides. I am currently flipping 3 to 4 houses per year and am trying to increase to 10-20 next year. I was going to put up 2 large billboards with my main concern being to buy houses. I also have rentals and rent to owns, renovate with my own crew of handymen, and sell my flips through FSBO. I was thinking of creating a sign that would promote all the aspects of my business but was wondering if it would be to wordy or confusing. Was thinking something like WE BUY HOUSES in big and bold and underneath a bullet point for

Rent to Own/ Rent : Why slum it when redone is available

Sell: Completely remodeled and 10% below market value!!

Renovate: All your home improvement needs

Hi, Jason. I am a flipper in Indiana and was wondering the same thing. I do 3 or 4 complete gut job flips a year in a small town and was thinking about starting up my own company and getting a license. I've had 4 or 5 guys do consistant work for me over the past 7 years or so and am trying to raise capital to go to the next level and do multiple flips at once. I have a complete crew of handymen that I have found over the years that can complete a rehab from scratch. My reputation has also grown and I keep getting calls from individuals wanting me to do work on their houses. I feel getting a license would not only help with your flipping reputation, but would also aid the begining investor in the slow times and allow you to sub out your workers, make some money, and keep busy year around.

Granted the long term goal is to flip more homes and I wouldn't have the time to sub out my workers as I would make more money on flips than contracting out. I think getting your license would give credability and allow you to get your company name out in 2 avenues and completely promote your flips and your quality of work as one.

I'm a little confused what is the 10% property manager fee, are you renting the house until it sells? How can he have no references if you have scene his work? One either that isn't his work or he doesn't want you to talk to those people, huge red flag. 20% of what for running the job, the total sale price, the profit? Never pay by the hour, always get upfront bid for work and time to complete. The only way I would be paying a higher percentage than other contractor quotes would be if he was delaying his payment until the house sold. Make sure you get detailed bids from at least 3 other contractors. Hope this helps, good luck.

I'm a new guy to the site but here is what I've learned over the past few years flipping exclusively with my cards.
1. all 3 stores will match each other all you have to do is ask. That includes credit offers, 0 percent interest for 18 months, 5 percent off over 299 just ask before paying
2. always use 10% coupons, all 3 stores will match, you can buy these off ebay for around 1.00 a piece just enter lowes discount coupon.
3. home depot has a paint contractor club. It starts at 10% off and the more you spend on in paint in a year it goes up. I believe up to 30% off. All you have to do is ask the service desk to put you on the list, and make sure when you check out tell them you are in the contractor club.
4. Menards offers free local delivery to contractors if you spend over 1,000. All you have to do is sign up for a contractor account which is free. All 3 stores will match this just tell them prior to paying.
5. If your credit cards do run over the promotion period and you get stuck with 25% of back interest back to the beginning of purchase, all offer 1 month grace autoamtically if you pay off in full. If you call even months after you were hit with 25% interest I have been able to negotiate a complete payoff with the interest waived by just claiming ignorance and having no clue I was going to be charged with all the interest.
The number one is always use 10% off coupon I found it crazy that local contractors in business for years were not using this. They were spending 1,000's weekly on material and losing 10%!!!!
