I'm in the process of acquiring a class D property in north Houston.  The investment is a future land development play (1/4 acre) as it's in the path of gentrification.  The current 1000 SF house is +50yrs old and needs some work.  I'm looking for a GC who can help me keep it as a viable rental for the next +/- 5yrs.  Dont want to sink money in it, just keep it livable.  Any referrals are appreciated.

Are there any advantages to using a month-to-month lease for a Class D Property?  My thought is that it would be easier to evict if things go south.

Hello, I am negotiating a deal for a 5 acre piece of land in Texas.  Seller was clear that they wanted to retain mineral rights.  The contract addendum on mineral rights, also indicates that the seller wants to retain implied rights of ingress and egress.  I did not anticipate this.  I expected all surface use requests to come through me as the new owner.  I feel uncomfortable with this and have pushed back on this request.   Seems to me the seller would still be able to call all of the shots on surface use as it pertains to minerals.  What if his surface use views conflict with mine?  Is this customary, or am I being taken advantage of?  Any advice is welcomed.
