During our initial hour-long conversation, we discussed the rental market and how I founded ConnectLinx as a real estate investor, entrepreneur, and broker for a leasing agency, particularly how we were both upset when Rentlinx announced it was shutting down. We even joked about student housing and other industry quirks. To say that you didn't know what I do is simply not accurate.

I did mention that we could assist, but I was clear that we wouldn't be able to accommodate your custom requests. At no point did I say, "we started work and it will be done in two weeks." What I did say was that we could complete the work in 10 business days, though you expressed dissatisfaction with the lead generation aspect. After further consideration, I decided that this partnership wasn’t a good fit.

We aren't chasing every dollar. We're here to create a product that streamlines lead generation and provides users with a simple, effective solution—and we’ve done just that. I’m proud that we’ve consistently generated strong results for our users since we launched, and we’re satisfied with our growth and the features we continue to add. Regarding your "data," which is just an XML feed, it holds little value for anyone. As with any business, and as you surely know from your own experience, it’s not necessary to take on every account—especially when that account assumes it is the industry standard.

I'm glad I came across your post! As we discussed over the phone, we're fully capable of handling your feeds without any issues. You shared your XML file to check compatibility, and I confirmed that it's something we could work with.

However, I want to clarify that we never indicated we had begun any custom integration work for you or your team. After our conversation and review of your requests, nothing was finalized, and no contract was signed. We wouldn't start custom coding without a formal agreement in place.

Your monthly or yearly spend isn't a determining factor for us. While income is important for any startup, at Connectlinx, we focus on building strong relationships with our users. We value constructive criticism as it helps us grow, add features, and enhance the user experience.

That said, your multiple posts criticizing companies and their leadership aren't in line with the kind of partnership we're seeking. Additionally, defamation isn’t taken lightly.

On a side note, I have no affiliation with OpenDoor. However, I am the owner and broker of a leasing brokerage called Open Door Realty.

Did a little search and couldn't find anything in the forum, if I missed it please just post the link! 

Someone brought an owner financing deal to me that looks great, my attorneys and I are concerned about how I'd be protected, just wondering if anyone has done something like this in the past and can let me know what verbiage they used.

I cannot assume the loan on the property, only a family member can. We agreed to record a memorandum of the sale in the town clerk's office, which would prohibit the seller from conveying the property to a third party and I'd make payments directly to the lender for the remainder of the loan. I'm concerned about potential liens or other encumbrances being places on the property in the future since the property would technically still be in the current owner's name. 

This is a deed in the draw situation, which is new to me. We usually purchase everything cash, but this seems like a great deal and on an easy 2k rental.

We are an investment company that buys as many properties monthly as possible. We would like to start doing our own wholesaling campaigns to get cheaper properties on our own rather then the MLS or waiting for people to send them our way. My question is, is there any reputable website and or program that I can give them a budget, pick a design, select a list of zips codes and then they just send out a massive mass mailing? Really isn't a price cap, if the properties come then it's worth every penny. We've purchased plenty of property by "driving for dollars" but this is very time consuming.

I've searched the forums but must postings on the subject are from 2017-2018, i'm sure the market place is different now.

Hey all, 

Need advice on how to structure this interesting deal. It's a 6 unit building that is in need of a total rehab (already gutted to the stud) I have a partner that will cover the entire rennovation about 180k. Once rented the property will have a GOI of $68,400 with very low taxes about $4,000. The company I work with has about 20 units in the area 100% occupied and just picked up another 18 units and they never stay vacant for more than a few weeks.

I don't want to miss out on this deal!

The seller lives out of state and is very motivated and offering owner financing told me: "I just want to sell, you can structure your offer totally in your favor, it's fine!"

He's only asking 135k but I can get him lower. Trying for 100k-110k.

I've never done anything owner financed, so my question is what's the best way to set the deal up that benefits me the most and will allow me to pull a mortgage as soon as possible.
