Thanks @markwhittlesey and we have video of the fleas jumping on her with white socks on and have pics of the flea bites on her. i need to get her to take pics of her son too. I will get her to document everything as well. I really think they are going to do the right thing, but i wish they would just do it instead of going through all this trouble. Just bad business in my opinion. i would never do this to my tenant. I reserve the right to take this back after i've been doing this for a long time though. lol

Just found this off the link i just posted from Children's Hospital, and her Dr said that if his breathing was any lower she would've had to take him to the ER (it was 89).

Call 911 or your local emergency medical service (EMS) if your child has signs of a severe allergic reaction such as trouble breathing, tightness in the throat or chest, feeling faint, dizziness, hives, and/or nausea and vomiting

i intend to have a civil conversation and i'm sure i'll cool down by Monday, but i specifically said that i just wanted the problem solved so we can all move on and to keep saying one thing and doing another is very unprofessional. I'm 5hrs away and can't help and my gf calls me crying b/c of all this going on and they haven't done one thing but call Orkin. We don't have a flea problem, they do. Her Dr said it could be from the flea bites and this is what you find when you google it… https://answers.yahoo.com/question/index?qid=1006040314553

They both had a ton of bites. I'm not talking 1, 2, 10. I'm talking 30+. My gf foot really looks like she has chicken pox.

I will say that i am learning here and i appreciate your input. Everything that every one of you have said is the exact same thing the property managers are saying, which makes a lot of sense with you all being landlords.

@Kimberly T. I don't think my girlfriend should be the one vacuuming the carpet twice a day and moving all the furniture to do so. I also don't think she should have to clean everything in the house including both their entire wardrobes. That doesn't seem right to me, but that doesn't always mean that's how it is either. My girlfriend says she can see stains in the carpet and a few look yellow and i can only guess at what that might be.

They told my gf they would have someone come and vacuum last night and then at 630pm they called and said they couldn't and that she needed to go do it. They told her they would pay for her clothes to be cleaned and now are saying they didn't say that. She also had a few fleas in her car b/c of all this, so i can't wait for them to multiply. The guy across the hall from us said that his carpets were stained pretty bad and he had to force them to change his carpet. There's a lot more to the story and they are adding a lot of stress to an already stressful situation. My gf is having to do all this by herself b/c i won't be able to be there until Sunday.

I just want what is fair and what is the "right" thing for all parties. I don't feel like they are providing that, at this point, and that is what is making me so upset. I know if i were in their shoes i would be handling this a lot different and i know if they were in our shoes they would probably feel the same way we do. Both of you make it seem like i'm in the wrong and i'm overreacting and that may be the case. I really don't see how, but maybe i just don't know enough. Please advise me either way.

@Jon Holdman her son has the same reaction to mosquito bites which is what made her check for fleas b/c he wasn't whelping up like mosquitos. Her son was playing on the floor all day and night the first day and night and she even said twice she went to check on him and he was sleeping on the floor instead of his bed for some reason. I don't know if that's exactly what it is but it is very odd to happen. you should see both their feet and ankles. Looks like chicken pox

I am in the process of moving to Mandeville, LA and got an apartment last week. My girlfriend moved in on Monday and found out that the apartment has a flea infestation the very next day. This is in a nice area and a nice apartment. (2 BR 2 BA for $1115/mo) She found out b/c her son got sick and she had to take him to the hospital with breathing issues, fever, and throwing up.

Very long story short… all they've done is call Orkin and have the place bombed and sprayed and everything else has just been words. My girlfriend is having to wash ALL their clothes, clean the entire apartment, and many other things she shouldn't have to be doing. Not to mention all the money this is costing us from groceries, laundry bill, gas, moving expenses (i paid a lot extra to move her in same day b/c she needed to get out of her current situation as fast as possible), and now i can't move this weekend, which is going to cost me several hundred dollars. They are refusing to replace the carpet and even trying to argue about shampooing the carpet.

I called them 2 days ago and told them that i am a fair person and all is expect is a fair resolution and to treat us as if it were happening to them and there wouldn't be a problem. Needless to say, that hasn't happened and i will be showing up on Monday to have a meeting with the 2 property managers. Any suggestions or legal courses of action i have? I thought i would ask my new "family" their thoughts on this situation. I have an idea about what to do when i get there, but to save you time reading and to see if i would handle it the same as you more experienced RE experts. I'm looking at this as a learning lesson on a lot of levels with my new venture into the RE investing/Prop management career. I look forward to your responses and suggestions. I will be spending my time between now and Monday reading up on the landlord codes, etc. Thanks!

THANKS EVERYONE! I'm glad a friend turned me onto this site. I've already learned a lot and i love what i see in these forums. It says a lot that people talk about their mistakes and are so helpful to their "competition".

I already found an REI club in New Orleans that i will be attending and i will definitely look into the clubs in Baton Rouge and other areas.

I saw someone else post about the podcast to another newbie and that is what i'll be listening to while i'm doing cardio at the gym, driving 5hrs to and from Nola until i move in May, and anywhere i drive, for that matter.

Newbie and soaking up all the info i can. I'm also in the process of relocating to New Orleans, LA and looking to start networking and learning how things work in Louisiana. I've been working there once a month for 4 years, but met a girl and you can probably figure out the rest. If you know of any networking events, educational events, mentors, or anything else that could help kickstart my journey to being my own boss, please don't hesitate to reply!

Oh, due to my upcoming relocation i will have my first rental property, so i guess i'm jumping in head first. My area in Alabama hasn't recovered from 2008 yet, which is why i'll be renting. While learning the pros and cons of renting, i've decided this may be a blessing in disguise (Thanks crooked CEOs and Politicians!) lol If all goes well i'll be getting netting $200 profit a month… too early to tell but all signs point to this not being an issue.

Next… continue to learn as much as possible, learn more about the market in my new hometown and surrounding areas, see how my current rental goes, and find the best deal possible in the best location and buy another. I'm still trying to figure out which side of the game i want to be on (rental, flip, wholesale). They all have pros and cons and i don't know if i know enough to make my decision yet. I also don't know enough to determine if i want to try all three. Any comments or suggestions on this would be greatly appreciated. I keep thinking i could be a wholesaler and if i don't find a buyer i fix it up to flip and if i don't sell it then i could just rent it. I'm sure there is a lot i am leaving out, and i will learn a lot more before i decide on the best action to take, for me.
