Post: House Hacking in NorthShore

Hello all! 

Long-time lurker and, first-time posting in a few years. After some travel over the past few years, I find myself back in Boston with a job that could shape up to be pretty okay in the long run. 

Now, with me being back I'm returning to my original plan of wanting to house hack in the Greater Boston Area. I've mainly had my eyes on the Northshore area as well Revere, Malden, Saugus, etc. Lowell also caught my eye recently. I'm also open to the Southshore but am a lot less familiar with the areas except for Brockton. 

The idea would be to pick up something in the 650k-800k with an FHA loan. I would be OK with doing a single family and then renting the rooms if that was the only option. My original idea was to grab a 2 family and lower the cost as much as possible I'm OK with just having a property that can allow me to pay less rent -- it doesn't have to be a cash flow out the gate. 

Some numbers below for reference: 

I currently am taking home about 140,000 pre-tax. My goal would be to have about 60K total to put into something. I would hope to really be looking for opportunities in the fall of next year and close in 2026 or sooner. I'm posting now to get a head start and hopefully connect with any agents who may be familiar with decent opportunities. I am open to do any tours just to get familiar with the areas and the general atmosphere of the areas. I've been away in SoCal for about 4 years so I'm a bit out of touch with the market here.

Hello all! 

New to the BG Forums. Have been researching for some time now. Currently, I work as a filmmaker (running my own business as well as being contracted out for others.) as I work on building my funds for my first investment. 

With this investment, I would hope to invest in the SoCal area (Have been eyeballing Santa Clarita/Lancaster, if anyone from those markets would be able to shed some light on my Newbie mind. It'd be appreciated.) Ultimately, my goal isn't to manage the properties full-time as I am content with my current profession. I don't want to quit my day job. I'd like to generate cash flow to allow me to work on projects that aren't just for the bills. 

I've picked up a few of the suggested books, have been listening to the incredible BG Podcast's. But, like anything on the internet. I feel like there will eventually reach a wall of knowledge accessible. I'd like to expand my network now while I can and gather a more developed insight from Investors in this area as in the possible future, I'd like to possibly invest in the  Northshore market in this area (Always gotta have a foot back at home). 

I searched some of the local meet-up groups and it seems like there's only one in the Boston area. So, any suggestions for this would be greatly appreciated as well!
