Welcome, I also deal with section 8 regularly. I have quite a few properties currently being rented to section 8 and I do S8 consulting for investors. It's good to see someone with a similar interest in the program. Make sure you keyword "section 8" if you have not already done so. I'm sure I'll see you around the forums.

There are quite a few landlords doing well with this business model. I have over ten section 8 tenants. I also have quite a few market renters. The combination of both would be a smart and balanced approach instead of strictly section 8.

Last Christmas I gave out $25 and $50 gift cards to all of my tenants. It set me back about a grand but it was all worth in the end. The tenants really appreciated it and I personally think it helped with tenant retention. I did not repeat it this year because I did something earlier this year for them. Have to watch the expenses.

@Paul Zierk I invest in Racine. I have/had several duplexes there. I am currently ramping up my investing there this upcoming year. What areas are you considering? I'm focusing on the historic district of Racine off of Lake Michigan.

A section where Pros are encouraged to write about their own current deals/offers be it Flips, Buy/Holds, Notes, Commercial, or any RE related deal while deep in the process. They can serve as case studies from A PROfessors PROspective. Success stories are great but in real time it can go either way. Not many Pros put theirselves out there, just Brandon and Ben.

I have coin-ops at 2 of my Multis. I charge $1 each for wash/dry. It's a nice amenity for the tenants especially during winter. They all cashflow fairly decent. A buck per seems fair to me both ways.

I used essentially all leverage when I started out but have went the opposite direction these past 6 years. Most of my portfolio is free and clear with only a few of my Multis being leveraged. I do plan on using more leverage in the future but as of right now I'm not losing any sleep. I also think a mixture of both would be a sound strategy if you are trying to build a lucrative portfolio.
