Alas, you can't "delete" your image, you can only change it.  That said, I did add some to my profile.  I don't have much to post at the moment but I'll work on improving my profile as time goes by.

@Forrest Williams good point on giving trust to get it.  There is a limit to that too (like you said).  I'll re-review my BP Profile and see what I'm comfortable sharing.

Is there some law in Chicago that makes your "1)" law?  If not, there is no issue with you "tying up" a property in a potential deal (get it under contract but leave yourself some due diligence time) and then search for financing.

Fair point about my avatar.  It is kind of apt to bring it up here as I use a "generic" avatar expressly to NOT post my image on the Internet.  Not that I'm trying to avoid the law (or any person) it is more of a prefer to not remove my right to privacy by allowing ANYONE on the Internet access to my image.

I'll get on my soap box for a moment as I want to help others understand that "sharing" on the Internet means.  When you post an image on a website or app (that you don't own) generally has a "Terms of Service" that give the owner of said website/app full rights to use your information in any way they wish.  So, it is my preference to avoid "giving away" my rights for things that aren't worth the return.  For example, Facebook will glean every detail they can about you based on what you post (not only on FB but any where they can identify you) so that they can sell your information to advertisers.  Remember, if you don't pay for the product then YOU are the product.

It might just be me but I'm very leery in trusting people... especially if I've only every interacted with them online.  This might be due to my current career in IT as we are trained to not trust ANYTHING online.  However, I think the real issue is that I'm too trusting by default so I need to be extra vigilant when allowing people into my trust circle.

Anyway, my question is how do/can I trust here?  I'd like to ask questions, find networking connections, possibly even mentor/team with someone on some deals... BUT:
  * How can I ensure the person won't just "steal" my money or my deal?

  * Why would anyone provide "help" to a potential competitor?

There seems to be so many scams (most are obvious) online.  Alas, I live in a rural (small city) area so meeting people physically is going to be a rare event so I need to figure out how to overcome this fear/concern.

Once again, super thank you for the feedback!

I am not going this 100% alone.  My agent is a seasoned land developer in this area for decades.  She has even suggested to a developer associate of hers to come in as a small partner with me to "mentor" me through the process.

It is funny how the numbers you've just mocked up almost mirror my numbers!  That pleases me that my estimations aren't too far off.

One place your estimates are different from mine is the timeline.  The market here is very hot (lots of positive pressure from out of state people moving in).  Right now it is almost impossible to find a lot to build on.  So, I estimate I should be able to complete this whole project in something more like a 3 year timeline.

It is painfully obvious that I can't afford to develop out the whole subdivision in one go.  I'll have to do phases.  I noticed you didn't mention that.  Any reasoning why?  I should have been more exacting in my original post as I think this is where my question is focused.  Yes, the whole subdivision will cost $1.5-$2.0 million but that can be handled in phases methinks.  Or are you trying to tell me that I have to do it whole hog and I'm just to dense to pick it up.  :-)

As an aside, I've *just* learned that the Seller has agreed to my offer!  Now is the time for me to dig deep into the due diligence!!!  Wish me luck!  (And thank you for the advice and conversation.  I'm TOTALLY open to more discussion on this!)
