This is a 40 unit complex with current returns of 6-8%. Monthly cash flow.

We are in Missouri and our applications slow after mid October we have been offering a 6 month lease for about 4 years now for leases that are signed between Oct 15 and March 15 it has worked well to get things rented through the winter. We were originally worried about move outs at the 6 month mark but we have not seen this to be the case. 90% of tenants sign 12 month lease extension at that point and if they do move out we have a lease available for a summer or early fall signing.

Missouri tax are low in about 95% of the state due to most being outside major city's I own close to 100 doors and manage several hundred with the average market values being 120k(not county appraised value) and average tax just over $500 per year. These are all over the state but non in KC or STL.

You could syndicate anything really multi-family is just a very popular avenue currently.

Karl is correct. The rental market is very strong in Sedalia and the inventory for good rentals is low we have hundreds of people call in every month, and we always have a list of good qualified tenants just not enough listings.

I am an investor in the Sedalia market we handle both buy & hold and rental properties both are good in this area depending on what you have location and end goals.
