On the flips we do, we provide to the GC a detailed Scope of Work by category that is tied to the schedule we laid out at the start of the project. We monitor the progress as a percentage of the total tasks and pay for the progress made by ACH transfer every Friday. Our goal is to run about 5% behind in payments for the work completed so that at the end of the job we are 100% complete and 95% paid. The remaining 5% is for retainage to make sure final punchlists are completed and all permits have final inspection and pass. The detailed SOW also prevents getting change ordered to death - the most common cause of cost overruns. Hope that helps you - $150k project is big.

I am looking to buy my first property in an area that comes with some risk as far as finding good tenants, so would like to hear from some of you that have bought properties in a lower-income area on how you found good tenants. Where did you post the opening in other words?

Also looking for advice on how much to charge for deposits. I will be looking at charging 750-800 a month for a 3br/2bath single-family.

Just looking for the dollar amount, nothing fancy. For example: Duplex for $65k, 4plex for $125k. That’s it.

I will be moving to Greenville, SC within the year and beginning the exploratory stage, so was wondering if there are any Greenville locals on here that could point me in the direction of a great agent that knows Greenville and suburbs well and willing to spend the extra time needed to learn the different areas. The plan is to invest there too, so will be looking for lenders as well. Thanks

Sorry for the delay in responding @Warren Helmer...been super busy researching all of this real estate stuff..So much to figure out. I live in Brandon and looking at all of the surrounding areas. Trying to figure out the financial end of things before moving forward. I am working on getting my real estate license but am most interested in rental properties with some rehabs in the future. Would love to pick y'alls brains a little, I have lots of questions..lol.
