Thank you for your advice, i have already been through one of those gurusb which because we didn't have an additional 19,000$ to give them they left us with some knowledge of what to do, and supposedly a company that will put our part of the money for a deal into escrow account as long as I have my LLC which I just got but I'm lost as to where do I start for buyers and such? I will read all that y'all advise me to and I thank bigger pockets and it's community for what y'all do for newbies!
