Yes I already did, this home has no liens or judgments at all. It was their mom/dads home years ago

I'm am freak-en out and I need help, this is my very first wholesale deal.  I found a home where the comps are stating the home is $134,000 but the owner just wants to get rid of the home for $40,000. The home has been totally redone, carpet, cabinets, insulation, flooring you name it its been redone.  He doesn't live there and just wants to get rid of it.  I have a buyer that is willing to purchase the home for $80,000 from me.  My question is, the buyer is going through a bank to get the funding for the $80,000 will my buyer know exactly how much I purchased the home for?  This is a lot of money for my first deal and would love to see this deal go through but I am kinda freak-en out.  I don't want the buyer to see I bought the home for $40,000 and selling it for $80,000. Can someone please help calm my brain down here.
