I have a couple great tools from title companies if you are interested in meeting up after vacation!

This is what I look for as a realtor who rents out properties and comes from a family who also had rentals as long as I can remember ask who is going to be paying the rent. It might not be them, it might be family, ask for two years of employment history (Income) and the last two years of renter history (Trustworthiness). From that information alone you can pretty much know if they can cover the rent as I haven't had a renter evicted because of not paying rent. 

One thing I look for that is not related to whether or not if they can cover the rent is character. Try to meet them, Skype, or call, ask questions about their experience with other landlords, their interests/hobbies, and other casual conversation topics. Some of the worst renters I had complained about everything and had no respect for the property, while some of my best renters were a day or two late on the rent but were cooperative with upkeep of the property. Ultimately you will create your own standard based on risk tolerance. Maybe adjust the deposit to offset the risk?

New member here on BP! I am a real estate agent and have been enjoying working with knowlegeable investors from this site. I'm into fix and flips or BRRRR but enjoy working with a variety of investors.

That's interesting, in Nevada it is worded that all offers are to be presented. "ALL offers made by or to the client shall be presented as soon as practicable." On the Nevada duties owed. Pretty weird how different all the laws are!

In a college area, having completely furnished rooms and renting by the room can have very good success! Make sure to have significant deposits and periodic inspections. Overall it can definitely work especially in a house hack, which is what I do. 

A realtor has an obligation to do so plus there is always a chance to get the offer accepted and recieve a comission.

When buying a house in this market what should your intentions be? Flipping by finding deals under market value then sell at retail or trying to get a rental that will return with significant cash flow.

Are you looking to find a seller or do you have a contract and need to find an investor? If you already have both it shouldn't be too hard to find a Title company o take care of that.

Invest in a small Nevada city. The taxes in Nevada and overall cost of living is very low especially in smaller cities like Carson City, Sparks or Reno.  While the cost of living is low it is quickly increasing as people from States like California move to Nevada at incredible rates. A quick Google "Are people moving to Nevada?" might explain better.
