Thank you for your response @Ellis San Jose. I feel that most investors in my market are going to the MLS and grabbing the Fannie Mae and HUD homes. I am going to look into some of the properties that you mentioned and maybe something will shake out, thanks again!

Looking for experienced investors advice on finding deals before they hit the MLS. Ofcourse I am aware of direct mail method, but what are some other ways you generate motivated seller leads? Maybe even before they know they are sellers.. My market is not a fast paced market and inventory is pretty low at the moment.

Hey @Steve Vaughan thanks for the response. I was meaning for buy and holds. Flipping or wholesaling i dont see any reason for it because i would just be an individual selling Real Estate in that scenario. 

If i were landlording, should i LLC? or INC, ect... To protect my personal life from any potential aggravated tenant. Of course i know the objective is to not have an aggravated tenant.

Thanks @Mathew Taylor, The Mayfield market has shown a strong uptick this year. There is not a lot of new construction or neighborhood developing going on but sales on existing Real Estate has been good! Are you interested in investing in your hometown market? I would love to discuss the Mayfield Market further with you.
