The first thing about direct mail is it HAS to be opened to be successful. Making it looking business like hurts your chances.

Tom, thanks for the the pointers. Are you still handwriting your letters? Do you use plain white paper or ruled paper?

Hey guys! Thanks for chiming in!

Jermaine - Thanks for the recommendation that I contact a CPA to explain my situation and goals. It's been on my mind recently at what point I should get a CPA involved in my business. What would you recommend asking my CPA during a free consultation?

Also, I've been doing a bit of research on quiet title action. This essentially clears the title of any encumbrances and makes it marketable, correct?

Brian - Agree about the investment of contacting a lawyer. Still doing my research on lawyers in the Lehigh Valley area. How exactly does an operating agreement bolster the LLC?

Jacob - Thanks for clearing up the point at which serious considering ought to be given to forming an LLC. Going to keep doing my due diligence.

Hi All! I am getting ready to attend my first judicial tax deed sale in Lehigh Valley, Pennsylvania. I want to protect myself and form an LLC in case I run into legal issues with the former homeowners of any properties I may close on.

My questions are:

1. Is forming an LLC in this case justified?

2. For those of you who have LLCs, what's the proper LLC to form to protect myself on all sides?

Would love to hear back from those of you have formed LLCs, have auction experience, etc. Horror stories welcomed! ;)

What @Laura Shinkle said is similar to what I've heard in conversations with real estate agents in the Charlotte region. 

I live out of state, but I am looking to enter the realm of residential real estate investing as a wholesaler there. Ultimately, I am going to venture into investment properties. I am trying to get a feel for where the liquidity in the market is coming from.

I have heard that a lot of the money from buy and hold investors is going into new development. Is there a space for wholesalers in this region? What are your thoughts?
