I'm hoping to my first investment property under contract.  Any recommendations for an appraiser? 

I noticed in the Market Analysis, there is a column called "Rent Count" what is that?

So the property is just a rental, not a flip.  How have you all worked that out as far as money goes for repairs of the building after the initial purchase, say in a year from now?  I'm not completely sure if I'll take her on as a partner for this venture, I don't need any additional money to make the deal happen.  

What has your experience been with taking on partners? 

So I'm just starting off, and I'm looking at a few properties.  I mentioned it to a few friends, and one said she'd be interested in joining the venture for the property.  She lives across the country, and the properties I'm looking at are near me.  So my question is, how have you all structured those deals in the past?

I was thinking about heading to this next one just to see what it's like. I looked at some of the land bank properties, and it's hard to figure out how to make it work since they are in such rough shape, and the ARV is so low. However, I did notice they were rehabbing an apartment complex nearby several of them, so I wonder if there is a larger developer doing some work in the are.

Where are you do you find your deals in New Castle County?  I'm just starting on this so I'm sort of searching everywhere.  

Ya, I went by and looked at a few of the land bank properties, and they are in horrible shape in rough neighborhoods.  With the prices of homes in that area, and the cost to fix it up, I'm not sure if there is any meat left on the bone.  I'm new to this, but it really struck me as a "too hard" category for me to invest in.  

Would anyone be interested in having a meetup to talk about real estate investing?  I can host, either in Middletown, Dover, or Smyrna.
