The management company had taken them to court several time thru the years for excuses they had for not paying rent only. Is there an average cost for tenant turn over for time spent in the house?

I need to look at the Managment agreement more Carefully to see what it says.

Jerry your right they should have inspected it. Looking out for our best interests did cross my mind with them.

Your right don't need a new kitchen to rent but if it worn out from a lot of wear and tear wouldn't selling it for a better property be worth it?

Hello,

Just received a repair quote for my management company 4k and the house looked liked they never cleaned or maintained for the 4 years they were there.  My wife and I agree that it is going to cost a lot more to put the place back in shape.  Ideal we are pondering is selling it and putting the money toward a 10 unit apartment complex after we take it back and rehab it ourselves.  The work we are planning on doing is whole new kitchen and siding are the big ticket items along with all the necessary repairs needed paint, new storm doors, landscaping, light fixtures, switch and outlet covers, minor electrical work, etc. 

The house is valued at $109,000

work estimated to be 10k-15k

Looking for ideas, suggestions to get in the right mindset.

I agree with Tareq 40k is good offer. Did a quick flip calculation 110000 ARV 70% = 65000 Profit if flip 40000 MAO (maximum allowable offer)
