Hello,

I'd like to start investing in real estate within the next year. I don't have much cash on hand because every month I put money away into index funds and only keep enough in savings to cover about 3 months worth of living expenses. Should I start putting away cash in my savings account now and stop putting money in the stock market so I'll have the cash readily available for a down payment? How far in advance of my down payment should I have the cash on hand? I'm not sure of the correct strategy because the stock market could be way down when I want to invest in real estate which would make selling my stocks less than ideal.

But simply buying a property and managing it on your own (or even hiring a PM) will not be a 100% passive experience.  You will still have to be involved.  I think people use the word passive pretty loosely generally :)

 With stocks, you have a two-dimensional income. With Real estate investing its four-dimensional, yes you get rental income, however, you also get appreciation & tax benefits.

As a follow up question, what are the 4 dimensions? I've been researching but I can't find them. Rental income, appreciation and tax benefits account for 3 of them correct? Thanks!

 I agree with all of the above posts. It is also different because you are buying a asset. If you have not read the book “Rich dad, Poor dad” by Robert T. Kiyosak it would be a great one to add to your list. 


 Thanks! I have read that book. I guess I thought stocks were an asset as well because they could be sold or produce dividends. The dividends are probably small though compared to RE

The ability to save on taxes
 

 Thank you. I'll investigate this. So far I've only invested in index funds for the past decade or so without selling any of it so I'm a bit of a newbie when it comes to taxes
