Post: Old Home Ungrounded Wires (2-Prong Outlets)

Hello BP Community,

I was wondering if anyone if the DFW area has experience purchasing and selling older homes that has no ground wires installed.

The property I'm looking at was built in 1957 and currently has no ground wires built in.

I have received mixed opinions from contractors about rewiring the whole house vs keeping the wiring and just replacing the outlets to new un-grounded outlets and installing un-grounded GFCI where 3 prong is needed.

My questions is, will having 2-prong ungrounded wire decrease the pool of potential buyers, thus decrease the value of the property?

We are planning to flip a property and would like your input on whether we need to add re-wiring to our budget.
Re-wiring will be a large portion of our budget if we decide to do this and would either make or break this deal.

Your input is greatly appreciated!

Hello BP Members,

I'm hoping to receive some advise about a situation I'm currently in 1 month after closing on my first investment property.
I purchased a 4-plex in the DFW, TX area late August this year that is located in a street with four other 4-plex properties.

I know that my property and the one next to mine were owned by a single owner but was sold separately.

The problem I have run into is about parking spaces. When I initially walked the property I noticed that there were 4 designated covered parking spots for tenants in my property and 4 additional uncovered parking spaces. The 4 Designated covered parking space were located behind my neighbor's property, survey shows that.

This prompted me to ask my agent to verify that those parking spaces were included in the deal and she said yes after the talking to the owner's agent.

The problem is that I received confirmation verbally and I have come to realize I never verified that it was in writing.

The PM next door now wants those parking spaces for their tenant which will leave me with only 4 parking spaces for 4 units that are 2br/2bath.

It realize I made a rookie mistake for not verifying this in writing so I am now evaluating cost and planning to expand parking space in our property but I wanted to know if you can share some of your wisdom and see if there are other ways to approach this situation.

Hello BP Members,

I'm proud to say that I have finally closed on my first deal and I am eager to embark in this journey of Real Estate Investing.
After closing on this 4-Plex I ordered an HVAC Inspection because one tenant started to see leakage from the ceiling and another complained that one of their bedroom was getting poor air flow.

The HVAC inspection result showed that I would need a complete HVAC replacement which will cost me close to $40K (10K/door), an expense I did not expect to incur. I am awaiting to schedule an inspection with 2 other HVAC contractors to get their take on it.

I'm hoping to gain some wisdom from some of you who might have been in my situation.

How did you deal with the situation? What other steps should I take to make the right financial decision?
