@Greg Dickerson Thanks for the reply. I did talk to some contractors and the Chip and Seal road is going to be roughly $2.50 a sqft. That includes culverts on both sides for drainage. My land is relatively flat. Waterline is roughly $50 per linear foot installed.

I am looking at building my first residential subdivision and I am trying to gather some information regarding costs to develop the land to city/county standards. I will be using a Civil Engineer but I am curious how much it will cost to run a 2 lane road that has a cul-de-sac at the end with chip and seal road? 60’ radius road and 80’ cut-de-sac radius.

I am looking to do the same thing. I am building 20 minutes outside of the city and I am building 2/1-50% and 3/2-50%. I am building them with land at $100 SQFT .  Single story Buildings 6 units per building.

Hi Everyone! I am a long time real estate investor in the Buy and Hold Model. I am now moving to the Building & Developing  stage of my career. I have found a few pieces of land I like and I plan on building and developing a piece of land for a small apartment complex. I am pretty good in the Buy & Hold field of the real estate business but its really hard to scale and it seems to consume alot of my time when I should be working on new projects instead of taking care of crappy tenants and old houses. I just wanted to introduce myself as i plan on learning and connecting with other investers and real estate professionals as much as possible. Thanks for reading my post
