Hi All, I wanted to reactivate this discussion because I think it's super-valuable. I'm a tech guy, and I'm a little intimated by Google Adwords, so I can imagine what it's like for investors with less technical backgrounds.

For those with experience with Google Adwords (@Jeremy Ferguson, @Robert Samayoa@Justin Schneider, and others):

  • - How much are you investing in your campaigns per month?
  • - What is your conversion rate?
  • - What other tools are you using to manage or track your campaigns?
  • - What resources (blogs, youtube, etc.) were the most instructive in learning adwords?
  • - Did you use a marketing agency? Which one?

@Jon Crosby yeah, the 1 yr min is problematic. You also have to manually calculate any kind of profit splits with PML after refi. 

@Kuba F. would you be open to sharing your spreadsheet?

I've been using Mogulmind.com to analyze deals, but it's limited in how it handles loans, and can't handle private money or hard money is cleanly as I'd like. Same with DealCheck.io. RehabValuator is a more comprehensive, but still not perfect, and it has a pretty bad interface.

Any recommendations for other web apps?

Alternatively, I'm wondering if I should start developing my own spreadsheet to enable the specific analysis I want to perform. Are there any good templates out there I can start from?

The downside of a spreadsheet is potentially having to manually create a deal packet for my investors.

Using Matt Faircloth's model for the roles in partnerships (hunter, brain, money), I'm definitely a hunter, though I think I could be good at raising capital as well giving my network and experience with sales. I'm definitely looking for the brain role.

+1 @Ryan Mullin! I would be very interested in something like Property Radar for the East Coast (Philadelphia).

+1 @Marcus T.! I've been using mogulmind, but dealcheck looks like it has a few extra features that could be really useful.

I forgot who mentioned Richblockspoorblocks but that looks great as well.

New real estate investor looking to partner with another local investor or contractor on multi family buy & hold investments in Brewerytown, University City, East Falls and a couple of other growth neighborhoods in Philly. I'm planning to scale up into syndication of large multi family, and self storage deals within the next 12 months.

I've been going to local REIA events and networking, but wanted to see if this community can offer any other tips or intros. Thanks!

@Brian Adams and @Aaron K. can you provide links/references to online resources that walk you through the nuances of deal evaluation, due diligence, management, etc? I'm considering Michael Blank's coaching, but would prefer to bootstrap my way into syndication. Having said that, while I feel pretty confident in the fund raising part, there are so many critical components of syndication, I would at least like to have a good mentor/coach available on speed dial. Maybe partnering is a way to get that expertise on the team?

@Kyle Mitchell Thanks for the feedback. Did you already have experience with some form of REI before taking his course? Were you looking for specific insight on fund raising or something else?
