Something I would consider is the interest percent on the HELOC vs. maybe a private loan for the down payment

Hi Malcolm, I’m from Springfield, IL so I’ll share with you some of my opinions it. It’s pretty insulated from the market because it’s biggest employers are government (being the state capital) and hospitals. Population is kinda stagnant here. There’s low crime and high crime areas to the city. Traffic is laid back and you can get to anywhere in the city within 15 minutes usually. You can definitely find a house in or below your price range here, just do your research and check that it’s a safe area, not in a flooding area or mine subsidence area. Good luck!

This is a great question and I’m curious to see the responses it gets. I like vinyl planks for the floors because they’re durable (if you use good material) and waterproof. I’ve been advised to avoid garbage disposals because they’re a maintenance headache. For your windows, be sure that they have a low-e coating on them. That coating, which doesn’t cost much more, protects the interiors material from sun damage, lowers the amount of heat from the sun on the inside, and allows visible light to still shine through.
