First time investor here.  I've found a property that I want to make an offer on, but I will be dependent on private money.  

How do I find and line up private investors?  Advertise on Craigslist? Newspaper ads?  Or what?

Ideally I'd like to have several investors so I can take the deal around to find the investor who wants to work with me.

I located a very decripit duplex in my area and I am searching County records to find the owner.

The duplex is in an area with rapidly rising prices, and I am a newbee investor.

What would you suggest as the best strategy to approach the owner to see if he will sell for a deeply discounted price?  What do you say, how do you approach, how do you develop a good business relationship with such an owner?
