@Pete Perez, Getting multiple bids as @Bob Okenwa suggested is smart and make sure you are comparing apples to apples on the competing bids. Remember, the cheapest bid isn't always the best way to go either. Ask yourself why are they a $1,000 less? aIs this just a side job for this contractor? Make sure the dividing wall isn't a load bearing wall! What is your budget and how does this impact cash flow if it's going to be a rental or what would this add to the ARV if you are going to flip it?

@Christine N.  So there is some missing information here that is important so we can advise you. I agree with @Scott Wolf, if this is a flip, a 1031 would not work.  Has the property been tenanted and if so, when was it placed in service?  Taking money out for maintenance can trigger a boot if you are not careful!  I always like to loop my favorite 1031 guy, @Dave Foster on posts such as this.  He has helped many of my clients and is an expert who is also willing to help break it down to where it makes sense and keeps you straight with the tax man.  Dave?

@Kyle Shah Home Inspectors are very thorough and are detail oriented. Ask all of the questions you want but stay out of their way! Focus on CAPEX, Safety and Structural items. Cosmetic items are less important but nice to make note of. Don't freak out when you get the report! Take your time and read through it and understand even a brand new house will have a large punch list! Best of luck!

@Rodrigo Ceja hey!  Just read your post here and I wanted to circle back, I know you were upset the builder missed his appointment which I characterized as abnormal for him.  We did discuss your ability to working with our other builder as an alternative, you could still use the same lot selection team and property manager.  Shoot me a message and we can see about connecting you with the other builder so you can see if they align with what you are looking for or just schedule a call with me.  Have a great day!

@Kanti Pudipeddi it’s never too late! I started 18 years ago at the age of 40. Today we have 38 very strong cash flowing properties. I have clients in their 60’s just getting started. Trust me, all of us wish we started sooner! Best of luck!

@Sebastian E. I’m looping in a friend and associate @Dave Foster to help you understand the Dos and Don’ts when exploring a 1031 and the guidelines. Dave is very knowledgeable and my go to for my clients.
