I wanted to find deals that I can purchase subject to but I was wondering if I am able to depreciate the house purchased this way?

Hey BP I’m looking for a tax person/CPA good with Realistate and self employment strategies. I guess it doesn’t have to be local as long and they can help. I’m self employed and have a small portfolio of real estate.

Hello,

I’m looking to room rent one of my

Properties and wondering if anyone here has done that successfully and how they went about it.

I have a few rentals 5 to be exact and this particular one I want to room rent. It’s fully furnished and ready to go I have set up everything WIFI, water, electric, cable, etc.

I’ve tried posting on Craigs list and had a few hits so far. My thing is should I do all same gender homes? Also should I try for the same field? Example: nurses, flight attendants, college student.... I’d love to hear from anyone who has done this successfully and how they went about it. Thanks!

Looking for a tax person with Realistate experience! I live in Las Vegas. I have a accountant now and she is very nice just not sure if Realistate is her strength.

Looking for someone that understands depreciation, 1031, etc.

Hey David,

I am actually looking into doing this. I have a contact that works for a half-way house and he would screen tenants then send them my way after screening.

He sets his house up with a few beds per room. The house come fully furnished with linen and everything. Cable tv, WiFi, water, etc. The tenants rent bed essentially.

I wouldn’t have a person in the house watching over everyone. It more like renting rooms to a particular demographic.

Are you familiar with this type of set up? What types of concerns or suggestions can you think of? Any input would be amazing. Thanks!

Hey guys. Looking to do furnished monthly rentals. Most likely to flight attendants or students. Not closed off to other people that would be potential renters. My 2 questions are:

How do I go about showing the income from the property for taxes and any future financing?

What type of lease agreements do you need to have them sign?

There will be multiple renters in one SFH so just wanted to get a idea of what others have done. Thanks!

@Steve Potashhey Steve I’m looking to do student housing/room rental. I’m currently in multiunits and have never done room rentals yet. Did you enjoy doing this? What type of complications/situations should I be on the lookout for? Was it pretty lucrative?

Looking to buy another multi unit. It cash flows well 12% about. I need to put down 25% for this. So far I haven't had much luck doing any BRRRR properties so most of my properties I work hard and save the money to put down. I'm slightly concerned that if I use up a lot of my reserves I won't have anything in case a correction/recession comes or a potential BRRRR. Thoughts?
