Turns out the management was super understanding; disregarded the signed contract and are allowing me to vacate with out any repercussions! I guess all it took was a little communication on my end and now is one for the books moving foward. Hands down glad this was my first experience with a management company and they nailed my expectations regardless of the situation. I will be out September 4th and lease will be over.

-My advice for the next guy, read your contract haha. If you overlook something in your lease, always talk about it. Being respectful and responsive went along way for me this time.

 Yes it is, and my ignorance of not reading the lease when time was at hand was definitely my fault haha. To answer your question, they would be able to take over the lease but they also would have to be approved. Love the suggestion!

Your management company is not the villain here.  They are just following the contract that you both signed.  They are running a business and need to maintain their revenue in order to pay their employees and sustain business operations.  They seek to keep your apartment occupied, and there is a fair amount of legwork behind the scenes whenever there is an upcoming vacancy.  This is why they require sufficient notice.  This also cuts both ways; if they wanted to terminate your lease, they would be required to abide by the contract and give you the same notice, giving you (hopefully) adequate time to find a new place to live.

 As long as your contract does not violate statute (it probably does not), your contract language takes precedence over the law, which is typically used as the default if a contract is silent on a particular issue.

I'm sorry this is not the answer you were looking for, but that's why it's important to thoroughly read any contract before signing it.  The first sentence in your post says it all.

Im not holding any grudges against the management nor see them as the bad ones haha, they are honestly trying to do everything they can considering they just took over the complex about two months ago and are being pretty nice about it as is.

-What is a "note"?

 I typically/roughly know the answer to some of these and I hope the get more complicated as I decide to keep asking them haha! As always just want to see responses and what the pro's think!
