Currently under contract to buy a house in a Dayton suburb with the closing being here in a couple weeks. The house is occupied by a tenant who is giving the seller some trouble due to the eviction moratorium in place. I was originally told by the seller there would be no issues with getting the tenant to leave due them being family. Any advice on handling a situation like this? I want to fix and flip the property not keep it as a rental.

Does anybody have any experience with wholesale companies in Dayton, OH. My main question is if there is a maximum fee they can charge you for assigning the interest in there contract over to you.

For those of you who are investing in Dayton real estate. Are you investing in properties actually considered to be in the city of Dayton or cities on the outskirts such as West Carrolton, Kettering, Beavercreek, and Huber Heights?? I know most neighborhoods especially on the West side of Dayton are considered to be high in crime therefore a bad investment. If someone has been having success in Dayton investing what neighborhoods are you having success in?

I am currently looking at buying single family foreclosure properties on auction around the Dayton area. One issue I have run into is inspecting properties beforehand due to Montgomery County not opening properties for inspection beforehand. Does anybody know how I can go about best minimizing financial risks in this case?
