Hi @Garrick Oconnell it's a good area to invest.  It's very diverse, with college town, plenty of high-end real estate but also lots of older properties.  Do you live in AZ, or CA?  Let me know if you have any questions about the local markets, and I'll help if I can.

It can be helpful to quickly evaluate a deal by assuming a 20-50% operating expense, but I'd recommend getting more detailed.  In addition to the expenses you mentioned, (mortgage, vacancy, repairs) consider:

Property taxes

Rental income tax (if applicable in your area)

Utility bills (unless tenant pays)

Property management (unless you'll do it yourself)

HOA fees

Advertising (when vacant)

I manage a real-estate hedge fund that's invested primarily in Northern Arizona, and largely in Winslow, AZ. I'm blessed to have an outstanding management team that does a great job at all aspects of purchasing and managing real estate investments. We specialize in purchasing dilapidated properties, remodeling, renting the units, and holding onto the properties long-term for rental income. Mostly residential - apartments and houses. We're different from many other investment funds in that we do all property management and construction in-house. It's very tough work and requires expertise in many different areas, but it's key to generating maximum equity and returns.

I'm a husband to an amazing wife, father to 4 little boys, and enjoy mountain biking, trail running and backpacking, and volunteering at church.
