My mistake. The tax expense is not strictly pass-through in that the tenant is paying a fixed rent that didn't take a pro rata property tax in consideration. At this stage I'm merely looking to reduce my net reported income for income taxes. The lower the square footage the more of the tax would offset rents. I'm just trying to keep it legal and reduce income taxes. None of the taxes are levied.

New investor here. I recently purchased one parcel containing two warehouse buildings. One of the buildings is in disrepair and not in leaseable condition. The second building is partially rented with one tenant. Would I have to include the un-leaseable building square footage when calculating pass-through expenses, mainly property taxes?
