Hello BP members I'm trying to get some input on what to do regarding real estate my goal is to buy and hold multi family as wealth building / cash flow 

as far as rentals go  i know that replacing my income will take a long time i currently have 6 figures to invest in to a business to to start a side hustle and from the cash flow from a business buy rentals I'm 

currently interested in doing New construction flipping or flipping old homes i currently have a full time job I'm just curious what would you guys recommend if you were in my situation and also giving in the market that we are currently in

I’m currently looking in to purchasing a four-plex property i have ran the number and the deal fits my criteria , i have a great amount in savings to cover the down payment and costs associated with the property and still have capital for debt service coverage , the only problem i have is i am not currently employed for the last 1 1/2 years since laid off so i wont qualify for a mortgage loan , i talked to one of my friends he is willing to co-sign to apply for the loan he has great job history with the Same company for over 9 years 

My question is how would you split the cash flow and profits of the property since i would be the one doing the hustling , management and putting down the money for the property ?

Im Curently looking for any Reffreals  of Contractors in Mcallen Tx I'm currently in need of Remodeling a home , fix foundation , and adding garage and master restroom to home along with electrical , plumbing ect. Any referrals are greatly appreciated thank you

Im from odessa texas permian basin west texas is an oil boom town as well i also work in the oil and gas industry you could not find a single family home built in the 1950 2/1 900 sq ft for anything less then $1,800.00 this will have  massive impact always look at the positive side as so true

@Danny Webber@Brandon Miller Yes you both have a point its more steady and i see more flips with more profit In San Antonio Where most of the jobs are more diverse and don't rely so heavy in oil Industry it seems riskier for me or at least those are my thought in the las crash in 2015 I saw so much of the population move out and real estate dropped so much it became a buyers Market with the low prices everyone was moving out due to job loss or lay offs
