Any update on Killeen MFH market? Does anyone have the rents they could lay out for us on a per unit basis? What do you see 1/1, 2/1, 3/1, 2/2, 3/2 units renting for near downtown Killeen, Harker Heights etc. Really appreciate it.

Mike, just to be clear, you are saying that the previous owner can get the property back from the new owner due to the redemption period, correct?

Hi @Mike Hartzog Thank you for your response. I am under the impression that the property I am interested in purchasing is undervalued relative to what the county would like for the property. A few questions that I have relative to this property. What would you estimate the cost for a title suit would be and how long would it take? 

Also, would there be any other risks that I should be aware of? Typical or atypical of this situation?

Also, you would think that the county office employees would be helpful, but in many cases they don't know what is going on, and the ones who do, are reluctant at best.

I know how to buy them, but I just want to verify the status of the liens. Would the county owning them automatically wipe out any lien that a bank has on the property?

Also, could there be any sort of association interest in a property that would prevent the new owner from developing? 

They have these all over the country, but there is a reason they are on the list that didn't get bought at auction.

I am looking at buying some surplus land in Texas, but need a better understanding of the potential liens against the property. In each county, there are properties that were not sold at auction due to a variety of reasons. My question is, would these properties still have a lien on them if they had a bank note against them before the county foreclosed on them? 

All of these properties are owned by the county and were foreclosed by the county due to tax delinquencies. Obviously, I don't wan't to submit an offer on properties that would have an additional lien tied to them, beyond whatever the county will accept for them to have the tax lien wiped out.

Hello All - I am looking for some advice on a property that I have in AZ. We have been considering selling the house, it is currently listed. Our initial reason being that we put $30k into it and did not want to have the hassle of seeing renters put the wear and tear on the property that is inevitable. However, we are starting to see that we put too much into the house and likely won't get out what we want to. So, here is my question.

Property is currently under our individual names, but I want to put it under an LLC. The property is owned free and clear and has no liens, etc. If I rent it, I am going to get a new mortgage on the property; whatever amount will be covered by renters, and leave the rest of the equity in the property. Should I do the deed transfer to the LLC prior to getting the mortgage?

Also, what is the most affordable and effective solution to do this kind of deed transfer?
