I’m a civil engineering/geotechnical student at SFSU, and I’m looking for a summer internship with an engineering firm. Can anyone recommend a firm they have used, or a private practice civil engineer who is also an investor, who could use a hand this summer. I’m trying to overlap my engineering training with commercial investment. I have an eye for opportunity, and an eagerness to learn. I have studied the BP podcasts thoroughly. I’m open to working with investors on project management, construction management, cost projections, site assessment, land preparation, foundation repair, whatever. But I’m looking for training. All I have at this point is an engineering intuition, common sense, a desire to learn, and time...after finals May 23rd. Thanks for your input.

My friend lives in a Palo Alto apartment. She’s been there 4 years. Good tenant. The existing carpet is that cheap commercial crap that I would even put in an office. It’s only a 15’ by 15’ patch of carpet. Some of the other units have hard wood. What would be a tactful way to ask for new carpet? Should she just ask the property manager, or should she try to contact the owner? The owner is hands-off but the tenant has met the owner once. Hello Paul, Did your home owners find an investor? I’m wondering what they propose for a leaseback? I would be interested in a NNN longterm lease if it covers the interest on the note, and the seller agrees to pay for inspections and closing costs. Let’s talk about it. David

Thank you all for reaching out. Perhaps someone could tell me how to reply to individual comments, instead of responding to all of you en masse. Sonia: You mentioned a deteriorating partnership. That sounds like a topic that could yield a lot of useful hindsight. If you’re interested in chatting on the phone when you have some free time, that would be great. I’m on the West Coast, so evenings might be better. Sherwin: Thank you for your feedback. I’ll edit my profile to reflect the value I would like to glean from a mentor or partner. I would PM you, but your info isn’t listed. I grew up in Half Moon Bay, and my focus has always been on coastal single family homes. In the last few years, I’ve been scouring LoopNet for multi family and commercial properties, and this area has been picked through like Halloween candy in February. And, like a piece of candy corn on Valentine’s Day, I’ve even considered gas stations. As for analyzing deals, I don’t care what kind of deal it is, as long as it reflects California taxes, permits, and labor costs. I want to look at the deals people are making work in the Bay Area. You could build a house in Texas for the price of a kitchen remodel in San Francisco. I see some huge flip projects happening on corner lots in premium neighborhoods in SF. I’d like to know the margins on one of those deals. But I am ABSOLUTELY interested in multi family properties in bedroom communities of the Bay. Thank you, Mark, James, and George, for saying hello. For you folks who are out of California, I have a question: what are some infrastructure you like to invest near (buy & hold)? I have a friend who does well near the Mayo Clinic in MN, I see some really attractive student housing near universities. I realize I can do a macroscopic analysis of any area, but I also know certain corporate retailers do these same analytics. I think Whole Foods and Chipotle are always strategically placed. Hello and thank you for your contributions to BP. I’ve been immersed in the BP podcast while going to college studying civil engineering, and I can either do an engineering internship this summer, or shadow an investor. My long term goal is renting and holding mobile home parks and mini storage units, but I’d like to flip some smaller properties to get started. I’m really interested in commercial real estate, tax liens, auctions, foreclosures, note investing. You name it. I’m from Half Moon Bay, CA. I live in San Francisco. I’ve been following Bay Area real estate for 25 years, but never invested. I want to start analyzing deals and finding them, so I can afford a house here one day.
