Hey @Nathaniel McKimson, I'm excited to see you taking such an interest at such a young age! Do you have a full time job lined up after you graduate? Before doing either thing I would make sure that you have income lined up post-graduation. Will this fishing business become a full time deal?

As for the original question, I would certainly pay off your debt first. Not only is it a mental and emotional victory, but it increases your cash flow. Now, maybe that means you postpone investing for a couple of years (or less). But you're 22, you have plenty of time.

Thanks for the warm welcome, guys! I am taking in all the information I can right now. But another big thing is figuring out what I want, and why I want it. Like you said @Kenneth McKeown, it's important to know the best route for ME, and that may not be the same for others.

@Caleb Heimsoth, I know me, and I know I couldn't rent out rooms (I just like my space). But something like a duplex or triplex would be fantastic. Where can I find some information on those grants?

Hey Jeff! That's what I am figuring out right now. I like the idea of a Single-Family Buy-N-Hold (or duplex), but there are a lot of areas here that I am just not familiar with. I've been driving around a lot to get a better feel. Within the next month I'd like to identify three areas to watch.

Howdy y'all!! (Sorry, graduated Texas A&M and living in Fort Worth, that's only a natural introduction)

Glad to be a part of this community! I just joined a couple weeks ago. I'm 24 living in Fort Worth. In December I started seriously looking at home to buy at the end of this year, I've been saving up for a while now. But in February I went on a ski trip with some friends, and we stayed in a fantastic cabin in Pagossa Springs. While I was there, I realized how much we were paying to stay 4 nights in this place, and thought what that number would like like with tenants throughout the winter!

From that point I got interested and curious and started reading everything I could on the internet about Real Estate! Information overload, for sure. But BiggerPockets has been a huge help in the journey so far, and I'm excited to participate and contribute to this community!
